The bottleneck isn't lead flow — it's your back office

A new operating system
for real estate teams,
built for the AI era.

Splits, caps, onboarding, payouts — all of it runs through you, in spreadsheets. TGB.OS runs it as software.

See the commission math

$79 per agent / month · keep your brokerage · no migration

The TGB.OS agent scans the purchase and sale agreement PDF for 1428 Larkspur Ave, finds the sale price, commission rate, referral fee and closing date on the page, then generates the deal record and computes the commission down to an agent take-home of $8,783.

§ 01 · The problem

You didn't hire an
operations department.
You became one.

Not because you want to. Because there is nowhere else for it to go — your brokerage's software was built for the brokerage, and the team inside it gets no visibility, no control, and nothing it can configure.

Everything currently routed through you personally — splits, cap tracking, licence renewals, agent setup, disbursement instructions, comp questions — is absorbed by TGB.OS: the deterministic modules take the money and process work, and AI agents take the reading, checking and answering.

Your team stops growing at the size you can personally administrate.

§ 02 · The money

Every split. Every cap. Correct.

Gross commission in, agent take-home out, and the disbursement authorisation that tells the closing agent where every dollar goes. Computed the same way every time, with no spreadsheet in the middle.

Anyone can copy the screen. Nobody copies this.

The waterfall looks simple until you meet the cases behind it. These are the ones that break a spreadsheet — and most software.

The agent who caps mid-transaction
Hit the annual cap halfway through a closing and the split rate changes inside that same deal. The waterfall knows.
Deductions with their own separate caps
E&O and training come off the top, each with an individual ceiling that stops charging once reached.
Monthly fees that accrue in silence
No closing in January or February? The desk fee carries. In March all three land as separate line items you can waive one by one.

Getting this wrong is not a bug report. It is an agent who was paid the wrong amount, and a conversation you have to have twice.

§ 03 · The system

A deterministic foundation.
Agents on top.

Ten modules are the foundation layer — the system of record where every split, cap and payout computes the same way, every time. The agents work on top of that record, extending what it can do. Deterministic where the money is. Intelligent where the work is.

Layer 01 · The foundation — deterministic

  • 01CompBuilderreplaces — The commission spreadsheet
  • 02RevCapturereplaces — Manually typed CDAs
  • 03Roster + Onboardingreplaces — The 40-email new-agent setup thread
  • 04Compliancereplaces — The licence reminder that gets ignored
  • 05Pipelinereplaces — The whiteboard of deals in progress
  • 06Checklistsreplaces — Your process, currently in your head
  • 07Knowledge Basereplaces — The training binder nobody opens
  • 08Contract AIreplaces — Typing a deal into a system from a PDF
  • 09Paymentsreplaces — The bank transfer done by hand at closing
  • 10Mobilereplaces — Nothing — agents have never had this

Layer 02 · The agents — extend the system

Three AI agents work on top of the TGB.OS record: a transaction manager that reads documents and checks compliance, a disbursement agent that validates the CDA against the commission waterfall, and a closing copilot that clears the path to the closing date.

You keep your brokerage. TGB.OS is software, not a brokerage — nothing about your licence, your broker of record, or your commission agreements has to change to use it.

§ 04 · Contract to paid

The deal never gets
typed into anything.

The contract is where every downstream number comes from. Read it in cleanly and the commission is computed from the source document — not from someone retyping it at eleven at night.

  1. 01

    Upload the contract

Purchase and sale agreement, listing agreement, referral agreement, or disclosure. PDF, image, or Word.

  2. 02

    The deal is extracted

Parties, price, commission terms, dates — returned as structured fields, each with its own confidence score.

  3. 03

    The transaction pre-fills

You confirm what was read. You do not retype it. Anything low-confidence is flagged for a human.

  4. 04

    The waterfall runs

At close, the commission computes from the source document — and the CDA generates from that.

Working in the product today, in early release. We orchestrate document extraction rather than training our own models — the hard part, and the part that is ours, is the commission engine the extracted deal flows into.

§ 05 · Onboarding

A clear path
to the first deal.

The benchmark is two homes a month. Twenty-four a year. Agents fall below it not because they cannot sell, but because nothing turned them into a producer. This is the module that does.

  1. Day 0

    Onboard into production

Not into the company. Ramp plan, CRM, and lead routing are live before their first morning.

  2. Day 1–7

    Conversations, immediately

In front of real leads in week one — reps before the nerves set in.

  3. Day 8–21

    Appointments and agreements

Your buyer and listing process, followed step by step. Fewer costly mistakes, faster confidence.

  4. Day 30

    First deal, on pace

Pending contracts and closed sales — tracking toward a steady two per month.

The checklist is yours to configure — phases, steps, owners, and due dates. Every agent gets the same start, and you stop rebuilding it from memory each time.

§ 06 · Receipts

Teams don't grow.
Systems do.

You do not scale a real estate team by adding people. You scale by removing the work that only you can do — and then adding people.

“Our last onboarding class was hitting two deals a month by day 60. We didn't recruit harder. We onboarded better.”

§ 07 · Objections

Asked.
Answered.

Do I have to change brokerages?

No. TGB.OS is software. You keep your brokerage, your broker of record, and your existing commission agreements — the platform computes and documents them, it does not replace them.

My commission plans are unusual. Will they fit?

That is the point of the builder. Splits, caps, tiers, pre-split deductions with their own individual limits, ISA shares, post-split fees, and per-agent overrides are all configurable. If a plan genuinely will not fit, we would rather tell you on the call than after you have paid.

Does it work with the systems we already use?

Transactions sync from SkySlope, so deals arrive without re-entry. Your CRM keeps doing what it does — TGB.OS runs the agent and commission side, which is the part nothing you own covers today.

How long does setup actually take?

Your workspace is live the day you sign up. Configuring commission plans takes one working session, and templates get you most of the way. There is no data migration project because there is no legacy system for this work — it is currently in a spreadsheet.

What if my team is small?

Small is the right time. The teams that scale past twenty agents are the ones that put the system in at five. Growth without it is how you end up administrating instead of leading.

§ 08 · Pricing

One number. No sales dance.

One price per agent. It grows when your team grows and shrinks when it doesn't — which is the only pricing model that makes sense for a business built on recruiting.

Per agent, per month

$79/ agent / mo

Billed to the team. Add an agent and it scales up. Lose one and it scales back down.

What is included

  • All ten modules — no tiers, no feature gates
  • Unlimited transactions and commission plans
  • Agent web and mobile access
  • SkySlope sync
  • Branded recruiting and onboarding pages
  • Support from people who know the domain

Payouts by ACH are in development. When they ship, moving the money will be part of the same system that already calculates it.
